Jill is absolutely amazing and will do what it takes to get your house sold for the best price. I appreciated everything she did to sell my house during a slow market period. I really enjoyed working with Jill, and very grateful for how hard she worked to get us to the finishing line. I was so impressed with Jill's efforts to push things through quickly and effectively. Not only is she professional and extremely competent, but she is considerate, thoughtful, even-keeled, and just a pleasure to work with. I really felt that Jill was looking out for my interests, and I appreciated that she walked me through all the steps in the process, with patience and thoughtfulness. Jill listened to my concerns, and addressed them with understanding and empathy. I would 100% recommend Jill to anyone.

Jill Carrigan is truly an exceptional realtor. There aren't enough stars or space to truly capture how grateful we are to have worked with her as our listing agent. Not only is she an expert in her field, with an intuition about situations and people, she is also an incredibly gracious and thoughtful person who's an absolute joy to work with. Her clear, organized approach transformed what can be a stressful process (selling a home) into a manageable step-by-step roadmap that resulted in multiple offers, all of which were significantly over our asking price. Every recommendation she made - from staging to window cleaning - was matched with competitive quotes from respected professionals in the field who executed impeccably.
It is rare to find a professional like Jill... her integrity, meticulous attention to detail, and expertise is unmatched. We are busy professionals who at the time of the sale of our home were managing heavy travel and numerous personal and professional projects, and entrusted our process to Jill without any hesitation. Even with all the various vendors to juggle and the hundreds of prospective realtors and buyers who went through our home in a short time period, she was always available and never dropped the ball. Jill is an amazing real estate agent and so much more. She helped us buy our home in late 2013, and we could not be happier. Jill took the time to really understand my wife and I and what we wanted in a home. In fact, she helped us define what we wanted and needed by helping us build our must have / nice to have lists, validating it against real homes that we visited, and most importantly by listening and communicating with us through the process.
COMMUNICATION. On that last point, Jill is an amazing communicator and project manager. She'll use phone, email, alerts (whatever your prefer) to always and regularly keep you updated of new homes on the market. And once you find a home, she will take all the time and effort to guide you through the buying process.
CLOSING. We went through 5 formal offers with her, and she patiently and efficiently got us through the process each time. She spent the right amount of time educating us about the process, etc. But she also had a tremendous respect for our time. My wife and I both work, so we could not afford to waste any time.
EXTRAS. In addition to showing us homes and neighborhoods, Jill was a tremendous help once we purchased our house. She helped us turn our house into a home by recommending painters, landscapers, designers, fencing, etc.
We consider ourselves lucky enough to call Jill a friend and someone we trust, and we highly recommend her to our closest friends and to anyone who asks.

Jill Carrigan is by far the best realtor I have had done business with - a great listener and punctilious communicator, pragmatic and creative, super-conscientious, and meticulous about details - the ultimate professional. She knows and understands the psychology of both sellers and buyers in this overheated market and has deep local knowledge of the area. More importantly, she guided us through the sometimes emotional experience of selling our much-loved home of 15 years (we are downsizing to Sonoma County) with really useful advice, gentle patience, and a great sense of humor.
Jill was able to access and manage all the resources we needed to bring the house to market in really impressive style. She was referred to us by close friends and neighbors whose home sold in less than a week. Our home got 6 offers in a week! I just wish that there were 6 stars on Yelp.

Where do I even begin ... Jill Carrigan was an amazing advocate for us in the purchase of our home and I highly recommend her to buyers and sellers interested in finding a skilled realtor to represent them in a Bay Area transaction. To give you a bit of context, I am a lawyer and I have high standards for the professionals that I work with. Our new home is in a highly sought-after Oakland neighborhood and we are currently experiencing a very competitive market. I am convinced that we would not have been able to purchase our home if Jill hadn't been our advocate. Despite the fact that other bidders had higher offers, the sellers accepted our offer (and the bank accepted our offer in short sale) because Jill was on top of the process, presented our offer in the best light, and advised us how to make our offer the most competitive. Jill is an extremely skilled real estate professional with an enormous amount of integrity that was able to help us navigate a very complex transaction. It's no surprise to me that every rating on Jill's Yelp page so far is 5 stars.

We recently sold our house in the Glenview District of Oakland. We were represented by Jill Carrigan of The Grubb Co. The sale was a full circle experience so to speak, since Jill also represented us as buyers in 2001. We were doing a 1039 exchange and were running short on time. We lost out on several bids. It was more of a seller's market then, compared to the present. Up against time, we decided to look for a "fixer". Jill was in lock step with us and in a day had a number of "fixers" for us to see. Within a week we were able to purchase a house. When we were ready to list this house Jill distinguished herself 12 years earlier by stopping by a couple of times and asking our daughter (who was renting the house from us) how things were going and if everything was okay. We felt this attentiveness speaks volumes about how she represents her clients. Selling a house requires a lot of attention to details and requires an agent one can trust. From marketing material, staging, painting, repairs, and inspections, Jill scheduled and coordinated all of the work. Literally, we gave Jill the key and it all flowed. Jill did her job professionally and efficiently. She was in communication with us giving frequent updates or suggesting how to best navigate a bump in the road. Through Jill's efforts, we received 8 offers, all above asking (lowest 14%, highest 21%). The highest was also the most solid offer with no loan contingency. I believe the sale price set a record for the size of the house in the Glenview area. Do we recommend Jill Carrigan and The Grubb Co.? You betcha.

As first time homebuyers, we would highly recommend Jill Carrigan. She was our second realtor and calling her was the best decision we could have made in the arduous process. Jill came recommended by a friend, whom we should have listened to much sooner, as she truly made miracles happen for us.
Jill is extremely intelligent, hard-working, and professional. She is personable and kind, yet direct and explicit. Her communication throughout the entire journey was of note; she made herself available at all times for calls and responded to texts and emails promptly. She explained every part of the process clearly and always made sure we felt comfortable.
Jill had a multitude of resources to draw upon at all stages of the process. As teachers, we could not easily miss work for a few hours; she made herself readily available to meet contractors, plumbers, and the like in order to make things less demanding and more convenient for us.
Truly, and what made such a difference to us, was that we felt as though Jill genuinely cared about our family finding the perfect home. She gave us great advice and when it came time to present offers she was well prepared and ahead of the game. The relationship she formed with the seller's agent proved to be key in our bid getting accepted.
Even after closing, Jill continues to check on us to see if there is anything that we might need. Our young son still asks about Jill and whether we will see her on the weekend. We strongly recommend Jill and wouldn't hesitate to use her if we found ourselves in this process again

To say Jill Carrigan is a spectacular realtor is an understatement...she is beyond that!
Her professionalism, project management skill, eye for interior design, ability to listen and assess the needs of a client has helped us close four transactions in nine years. She successfully helped us purchase our starter to dream home and each were in competitive and/or multiple offer scenarios.
A few years ago Jill helped us in a transaction where we were the sellers. Anyone who has ever sold a house can tell you it is no easy task...and with an infant, Christmas holiday and a recession economy, it was downright daunting. Jill made it happened and educated us through the entire process. We could not have done it without her.
What stands out most about Jill is her integrity. She treats you with respect and is thorough and thoughtful. Working with her, you know she has your back.
We have referred our friends to Jill and like us they have become fans!

Jill Carrigan is fantastic. She was recommended to us by friends who sold their Claremont Hills home. They couldn't say enough nice things about Jill and the process.
What stuck out to me when we first met was her professionalism, knowledge, confidence and kindness. I immediately sensed a great energy that seemed like some fused combination of determination and grace. I felt immediately that we would work well together.
Jill had little time to help us finalize the prep of our home before listing. She jumped in and took all of the stress and inconvenience out of it. She asked for a set of keys and met with all of the contractors, stagers, painters and handy men on behalf keeping the project on track. Jill's stepping in allowed us to stay at work and focus on the details associated with the new home we had just purchased. At the times that we didn't occupy the house during marketing, Jill came over, watered the plants and took care of my two cats. Jill really knew the things to do to make the marketing time more comfortable.
The sale was not without challenge. It's in the issues where you see the strengths of your agent. Out of nowhere we had a structural engineer do a flip flop versus his prior report creating less than ideal disclosures and a lot of stress. Additionally and unexpectently our house went on the market with 6 other comparable homes. This wasn't expected. Things were stressful for at least a week digesting these issues and their implications. Through that entire time Jill was calm, resourceful and extremely helpful. She accessed peers and experts to help us better determine our next move. She provided her recommendation - but did not force it down on us. She gave alternatives. Her recommendation was right on. We sold with multiple offers.
Jill followed it all of the way through to the end. Jill is meticulous with detail and expert communicator and a strong negotiator. She is also a warm person who really wants the best for her clients, understanding how important "home" is to us all.
If you are looking for an agent in Oakland, Berkeley and Montclair - I'd highly recommend Jill Carrigan.
