Pamela helped us find our "Dream Home"! For those looking to purchase a home in the East Bay/Bay area you will soon realize how tough this market is to crack.
Luckily we had Pamela by our side, step by step to see us through this journey in finding our future home. We really relied on Pamela's expertise on the market, neighborhoods, school districts and industry knowledge to help guide us through the home buying process.
She is thoughtful, & truly cares about where you end up, and will make sure you are super happy with your purchase. Each house we saw was very educational and thats really how Pamela conducted each showing, helping us understand what we wanted and didn't want in a future home. As first time homebuyers, we had our aspirations high and our budget as low as possible. Coming into a competitive Oakland Hills market, we were hopeful that we would be able to get our dream home within our budget. After getting out bid and losing out on homes with multiple offers, Pamela found us our dream home, in our ideal neighborhood within our budget as on off market opportunity, however it was not an easy road to get to this point.
Pamela showed us over 20 homes and I although it felt like we were wasting her time, she did not share the sentiment and took each showing as an opportunity; an opportunity to educate, to grow in our partnership, and to truly personalize the home search process for us.
Education was a large part of the home buying process for us. Pamela loves working with first time homebuyers and it truly is a great niche for her. Her expertise lies in explaining a complex process to those who have never experienced it as well as preparing them for whats to come. We felt confident, knowledgeable and prepared due to Pamela spending the time in the beginning to let us know what to expect. Pamela was our biggest advocate and partner from day 1. She took to heart what we were looking for, showed us a few things that had great potential and ultimately shared her wisdom on things that may not be in our best interest. Having someone in your corner who is as thoughtful, considerate and honest with you throughout this process is a game changer. Pamela was our third partner in this process and we couldn't have done it any other way. Finally, you would hope as first time homebuyers we'd be more open to a variety of homes, however like many others, we had a list of must have items in our new home. Pamela respected that and shared homes that were within those guidelines, however to expand our scope a bit, also was helpful in challenging some of those ideas that we had in our head.
Overall, we would not be in our home without Pamela. She is the best, hardest working, well networked, and truly friend of an agent. We would never consider anyone else throughout this process and are very thankful we chose her!

We worked with Pamela to buy a house in the Oakland area. She is very pushy and is only concerned with her own interest. When we expressed interest in a house, she gave price suggestion, not based on the nearby comps and market value, but based on how much money we have. When she learned we secured a larger loan amount through a different lender, she immediately suggested the house is worth more. We regretted to tell her the amount of money we can borrow. We told her a price that we want to send an offer with, after we did some research on Redfin. She called us 3 times that day to press us to offer an extra $80K, and called again a forth time next morning at 8am. If we had paid what she suggested, that house would be the more expensive in the neighbor, more than a nearby house with a bigger lot and another house with recent upgrade. We knew the market is super competitive, but we weren't sure whether we should be so aggressive. And we decided we cannot make sensible decision with such a pushy agent, and walked away from her. Later we worked with another agent and bought a house, we're so much happier.
With Pamela, you may win the house, but you will lose money!

I was one of those people who thought real estate agents just show homes, file paperwork, and collect commissions...until I met Pamela. In Pamela, I found someone who understands the human element behind buying and selling homes. She listened to us and she adapted her strategy to our needs.
My wife and I weren't really in the market for a home until my wife happened upon the listing for our dream home. We called up Pamela, fell in love with the house, and gave it to her straight: we are not comfortable carrying two mortgages and an offer on this home would be contingent on selling our home first. Most agents in the Bay Area will tell you that's a death sentence for your purchase offer. And Pamela did too. But she also sharpened her pencil and got creative.
Pamela came up with a creative offer where we could occupy our new home before we owned it. This would allow us to empty our old home and get it ready for market. A day later, our offer was accepted (under listing price!) and we moved in right away.
Pamela and her team worked fast to get our old house looking its best for its big debut. We got offers before the house went on the market, got multiple offers after it was listed, and were in contract within a week of listing. At the end of the day, we were in our dream home and we never had to pay two mortgage payments at a time, just like we wanted.
Pamela is brilliant, energetic, passionate, funny, and honest. If we need to buy or sell a home again, she is the first person we will call.

Working with Pamela was a joy! For starters, she was always extremely responsive. Although she had other clients, I couldn't tell because she was always so attentive and communicative. Pamela was always open to getting on the phone with me to discuss houses or just to check-in on how the overall process was going. House hunting can be stressful but Pamela made it really fun.
Most importantly, after losing several homes in the competitive Bay Area market, Pamela was ultimately the reason we were able to close on a house and she saved us $25k+ with her sage advice. Pamela was able to leverage her relationships with other agents throughout the search and buying process to help us make better decisions. Also, Pamela was really good at connecting us with the neighbors at houses we were considering so we could get the scoop on what a given house was like.
Pamela is more than an agent she really feels like a partner in the home buying experience. I give her my full recommendation.

My husband and I worked with Pam for about 1 year trying to find our first home. We were not in a hurry and did not want to settle for a house that "would work". We wanted a house that we loved and was almost perfect (we learned over the year that nothing is perfect). Throughout the process, Pam was so knowledgeable and patient. From the very beginning, she took the time to get to know us and then steered us in the right direction. She was great about pointing out qualities in houses (good and bad) that my husband and I wouldn't have known as first time home buyers. It was a big learning process for us and Pam never made us feel like we were wasting her time. She suggested many homes that she thought we would like and was always willing to show us something we found on our own. She is a good combination of realistic and hopeful. Often times she was frank about what it would take to get a home (price-wise) which saved us a lot of time since we were shopping in a time that nothing was going for asking price. When we finally fell in love with a house that was slightly out of our league, Pam was hopeful and told us to do our best and "you never know". We ended up getting that house and it was only because we followed Pam's lead. The sellers had 12 offers so we know Pam's negotiation skills played a big part. We are very grateful for finding Pam and wouldn't hesitate to work with her again.

Working with Pamela nearly caused me to waste years of savings and end up with an underwater mortgage.
I met Pamela through Zillow after seeing a property in the Oakland Hills I was interested in. She was very quick to respond and book a showing the next day. At the showing, she launched immediately into various high-pressure sales techniques -- redirecting us from problem areas of concern and really stretching to sell us on the house. She repeatedly talked about how she's a top real estate agent an ex-attorney with great connections and top negotiation skills, and we're safe with her.
Pamela came prepared to the house showing, with comps on paper ready for nearby recently-sold homes. She explained to us the market is extremely hot, and homes will receive 5+ offers, and sellers are not willing to accept any contingencies. Based on the comps she gave us, she told us the minimum offer would be nearly 30% over asking, with no appraisal or other contingency. Interestingly, that number was my maximum mortgage pre-approval amount.
She wrote and sent a complete offer to us for immediately after the showing, extremely confident in her valuation and doing her very best to create a sense of urgency to make the offer.
After reviewing her comps, we were spooked because the comp houses she provided were substantially better than the one we looked at. On the paper she gave us numbers appeared comparable, but when evaluating the MLS listing and looking at pictures it was clear these houses were an order of magnitude nicer than the one she showed us.
I chose not to make the offer at the suggested 28% over. The house sold for less than 5% over asking.
Had I listened to Pamela, I would have either 1) Lost earnest money deposit as financing would fall through when my lender determined the property would not appraise for the offer amount; and Pamela had me waive appraisal contingency, or 2) Overpaid more than the total 20% down payment amount for the house when compared to the next best offer. Her expert advice nearly caused me to lose years of post-tax savings earned from hard work.

Pamela Fullerton was a remarkable advocate throughout the home buying process, and we recommend her wholeheartedly to anyone interested in East Bay real estate.
My husband and I were first-time homebuyers and relatively new to the area. When we met Pamela, we didn't know exactly what we were looking for, but we had a long list of properties we had found online and wanted to see. Pamela spent that first morning driving around Oakland with us, patiently agreeing to show us houses that were impractical for various reasons (cost, needed too much work, too far from work, etc). Pamela asked us questions about our lives and helped us realize the kind of place we were looking for. Her attention to our preferences and values early on made the process so much more efficient.
Throughout the home search, Pamela made sure we were aware of every good option that came on the market. At no point did we feel that she had an agenda for our buying process -- instead, Pamela was laser-focused on helping us find the perfect home.
When we decided on a place that we loved, Pamela's performance as a closer was OUTSTANDING! (My spouse works in an ER and remarked that Pamela showed the kind of focus during bidding that he reserves for medical emergencies.) Pamela used her professional connections to help us win the bid (throughout the process, she knew and was friendly with many realtors). We are so happy with our new home and are confident that we paid a below-market price thanks to Pamela's negotiation skills (Zillow and Redfin agree!).
Buying a home in the Bay Area is expensive and stressful, and it's so important to have a trustworthy advocate. I've gotten the impression that this can be hard to find -- friends have told us about realtors who don't know the East Bay well, don't get along well with others, pushed them toward higher bids, or started ignoring their calls as soon as the bidding documents were signed. This is NOT Pamela! She helped us with the minutia of home-buying throughout escrow, explained the process to us thoroughly throughout, and helped us prepare for the move. Even after closing, Pamela has continued to help us settle in by connecting us with people and neighborhood resources. She even ordered us a pizza on our moving day!
At every step in the process, we were blown away by Pamela's professionalism, kindness, and energy. If you are looking for an advocate in this process -- it's Pamela.

I can't say enough great things about Pam! She was absolutely instrumental in being able to purchase our home. Not only did she make us feel like we were her only clients but she always made sure we were well educated and prepared for the next step. Her negotiation skill were essential in making sure we remained competitive even when we weren't the best offer.
